Ronit Roy leases his 950 sq ft Andheri West office for nearly Rs 1.39 crore over 60 months

Actor Ronit Roy has given his office space in Mumbai on lease to a skin and hair care company for five years. The 950 sq ft property in Andheri West has been rented to Kerawi Care (OPC) Private Limited, with the first-year rent fixed at Rs 2.10 lakh a month.

Lease details of the Andheri West office

As per documents seen by real estate data analytics firm CRE Matrix, the leave-and-licence agreement was registered on June 12, 2026. The office is located on the fourth floor of Vastu Prestige, close to City Mall. Over the 60-month term, the total rent comes to nearly Rs 1.39 crore. The tenant has paid a security deposit of Rs 6.5 lakh.

How the rent will go up each year

The monthly rent will rise by 5% every year. It will be Rs 2.10 lakh in year one, Rs 2.20 lakh in year two, Rs 2.31 lakh in year three, Rs 2.43 lakh in year four and Rs 2.55 lakh in year five.

Other terms of the agreement

As per the documents, the licensor will bear maintenance charges, including applicable rates, taxes, levies, assessments and non-occupancy charges. The licensee will pay electricity bills directly, based on actual use. Both sides are bound by a 36-month lock-in period. The agreement does not mention any car parking space for the office. The actor could not be reached for a comment.
