Village which featured in hit Netflix series could be yours for £6m

A famous corner of the Wye Valley is offering the ultimate upgrade, giving buyers the opportunity to purchase a major part of a village in one fell swoop.

Straddling the River Wye on the border between Gloucestershire and Herefordshire, Symonds Yat East is widely regarded as one of Britain’s most breathtaking natural beauty spots and came to prominence recently when it featured in the hit Netflix series Sex Education.

Linked to its sister village Symonds Yat West, primarily by passenger ferry, the enclave is a quiet sanctuary for outdoor enthusiasts, birdwatchers, and canoeists across the country.

But now several of its leisure businesses have been put on the market as a single portfolio, carrying a £6.75m price tag.

Far from a standard house sale, the package hands a single buyer control over a chunk of the village’s hospitality infrastructure.

Items contained in the listing range across 6.7 acres of riverbank land, bringing together landmark local businesses that have operated under the same family ownership for decades.

The bundle features the historic Saracens Head Inn, the 26-bedroom Royal Lodge Hotel, a dedicated wedding venue complete with a timber ceremony pergola, as well as the four-bedroom Wye Rapids House – which can accommodate up to 30 guests.

But the offering spans far wider than a traditional commercial space, encompassing a 400-year-old bed and breakfast, a standalone holiday home, 4.1 acres of wooded gardens, and another 52 letting bedrooms in total.

The deal also includes the primary visitor car parks serving the riverbank – meaning that whoever buys the lot also essentially owns an access point to one of Britain's not-so-hidden gems.

Marketed by specialist agents Christie & Co as a "once-in-a-generation" opportunity, the site’s location draws steady crowds of day-trippers, as well as international tourists year-round.

The village has long been a tourist hotspot, hosting Symonds Yat Rock, a world-famous viewpoint that has been recognised as offering one of the best views in England over the Forest of Dean.

In more recent years, the area has surged in popularity even further after one of its properties – an iconic red chalet – appeared in Sex Education.

Rather than carving up the historic properties to sell to individual operators, the current owners are keeping the village core intact as a going concern.

It allows a rare chance for an investor to step in as the primary custodian and landlord of a popular English tourist destination.
