Shraddha Kapoor and her father, veteran actor Shakti Kapoor, have leased out their 1,050 sq ft apartment in Mumbai's Mahalaxmi area for a monthly rent of Rs 2.5 lakh. According to property documents reviewed by CRE Matrix, the leave and licence agreement was registered in June 2026 for three years, with the rent set to increase annually.
The fully furnished apartment is located in Piramal Mahalaxmi South Tower.

Shraddha Kapoor and Shakti Kapoor have leased out their apartment in Mahalaxmi, Mumbai, for a three-year period. As per documents reviewed by CRE Matrix, the 1,050 sq ft property has been leased at a starting monthly rent of Rs 2.5 lakh. The leave and licence agreement was registered on June 26, 2026, and carries a security deposit of Rs 7.5 lakh.
The apartment is situated in Piramal Mahalaxmi South Tower, located along G B Sakpal Marg and Sane Guruji Marg in Mahalaxmi East.
Rent to increase each year under the three-year agreement
The agreement includes an annual escalation in rent. The monthly payment has been fixed at Rs 2.5 lakh during the first year. It will increase to Rs 2.62 lakh in the second year before reaching Rs 2.75 lakh in the third year. The arrangement means the property will generate progressively higher rental income over the three-year lease period.
Apartment comes fully furnished with multiple amenities
The Mahalaxmi apartment has been leased as a fully furnished home. The furnishings and appliances listed in the agreement include a sofa, chairs, cupboards, four air-conditioners, a water purifier, refrigerator, washing machine, gas stove, hob, chimney and dining table, among other items. The property is designated strictly for residential use under the agreement.As per the terms, Shakti Kapoor and Shraddha Kapoor, listed as the licensors, will be responsible for maintenance charges, rates, taxes, levies, assessments and non-occupancy charges.
The licensee, Akshat Khetan, will pay the electricity bills directly based on consumption.
Shraddha and Shakti Kapoor had bought another apartment in the same project
This is not the first property transaction involving the father-daughter duo in the same development. According to Zapkey, Shraddha and Shakti Kapoor purchased another luxury apartment in the Piramal Mahalaxmi project last year for Rs 6.24 crore. The property was purchased from Glyder Buildcon Realtors Private Limited, with the transaction registered on January 13, 2025.
It has a carpet area of 1,042.73 sq ft, including two balconies.
The reported purchase price works out to approximately Rs 59,875 per sq ft. The purchase and subsequent lease of a property in the same development add to the family's Mumbai real estate activity.
Shraddha Kapoor also has a rented home in Juhu
Shraddha Kapoor also has a rental property in Mumbai's Juhu area. Earlier this year, she renewed the lease on the apartment for another year at a starting monthly rent of Rs 6 lakh.
The actor reportedly paid the entire annual rent of Rs 72 lakh upfront. The Juhu apartment spans 3,928.86 sq ft and was initially rented by her in 2024 under the same arrangement, with a year's rent paid in advance.
