Sara Ali Khan, and her mother Amrita Singh rent out 2,545 sq ft Mumbai commercial space on five-year deal for Rs 3.76 crore

Sara Ali Khan and her mother, Amrita Singh, have leased a commercial office space in Mumbai’s Andheri West to artificial intelligence studio company Upsurge Labs LLP for a five-year term. According to property registration documents reviewed by CRE Matrix, the deal has a total rental value of Rs 3.76 crore.

The agreement includes an initial monthly rent of Rs 5.85 lakh, three car parking spaces and a 5% annual escalation.

Sara Ali Khan and Amrita Singh have rented out a 2,545 sq ft commercial office in the Signature building on Veera Desai Road, Andheri West, Mumbai. The property has a RERA carpet area of 2,545 sq ft and includes three car parking spaces. The leave and licence agreement was registered on September 29, 2026, for a period of 60 months.

Upsurge Labs LLP, an AI studio company, is the tenant, with its partner Sowmay Jain representing the firm in the agreement.The five-year arrangement carries a total rental value of Rs 3.76 crore, as per the registration details reviewed by CRE Matrix.The agreement sets the initial monthly rent at Rs 5,85,350, while the security deposit stands at Rs 35,12,100. The lease commenced on October 1, 2026, with the tenant receiving a two-month rent-free period until November 30 to complete fit-out work.

Rent payments are scheduled to begin on December 1, 2026. The agreement also provides for a 5% increase in rent every year over the five-year term.Based on the initial monthly rent and the stated carpet area, the rental rate works out to approximately Rs 230 per sq ft per month, before accounting for the annual escalation.

The latest transaction follows news of a commercial property lease involving Sara Ali Khan’s father, actor Saif Ali Khan. According to CRE Matrix, Saif has leased two commercial units on Andheri Kurla Road, with a combined RERA carpet area of 5,692 sq ft. The agreement reportedly carries a monthly rent of Rs 22.76 lakh and was registered on September 29, 2026. The five-year lease covers the period from May 10, 2026, to May 9, 2031.

The transaction adds to recent reports of commercial property activity involving members of the Khan family.
