This North Coast holiday town has 1.9 hectares on sale for the price of a home

A recent Private Property listing shows a 1.9-hectare plot on sale in Umhlanga.
Properties like this are rare.
Rarer still is the price tag: R2.95 million.
Imagine owning 19 000 square metres in Umhlanga
This is the kind of once-in-a-generation listing that could make one eagle-eyed buyer very wealthy.
The listing, which went to market on 31 October 2026, is priced below the average sale price for erven.
According to 264 sales registered with the South African Deeds Office, as of September 2026, the average sale price for erven in Umhlanga is R3.6 million.
Buying this 1.9-hectare plot costs 17.5% less than buying the average home in Umhlanga.
However, given the land size and the Special Residential 650 zoning, buyers won’t pay the rates they would on the average home.
Instead, rates on this expansive property are R18 000.
Buyers also need to prepare for the slight gradient, which could increase building costs by 20%.
However, that gradient means the elevated plot gets uninterrupted ocean views.
Is the property in Umhlanga Rural worthwhile?
Although a recent listing suggests it went on the market in October 2026, the property was first listed in September 2024.
Throughout that time, it has retained its R2.95 million price tag, which equates to R155 per square metre.
But this is a development plot. Buyers can divide the plot into smaller sections of up to 650 square metres.
With a plot of this size, developers could build between 29 and 90 residential plots and make up to R90 million at current market rates.
But this isn’t a project for a beginner developer or investor.
Creating a development is costly.
The developer is responsible for building roads, general infrastructure, recreation areas, and green spaces.
Then, developers have to create building plans and renderings.
Only then do buyers express interest in acquiring a plot.
In Umhlanga alone, developers will be competing with 340 other vacant plots for sale.
While the plot is affordable and may seem like an easy opportunity to make millions, if buyers aren’t careful, debt rather than millions awaits them.
Besides, building in Umhlanga Rural means you can’t get the asking price in neighbouring Selection Beach or the Sibaya Precinct.
