100 metres from the beach, there’s property on the West Coast for R699 000

But tucked away, just north of Paternoster, buyers can get inexpensive property.
Beachfront property perfect for a dream retirement or holiday home
The West Coast has expanded so much that finding property minutes from the beach is rare. That’s not the case in one town where you can get a seaside property closer to R500 000 than R1 million.
In Steenbergs Cove, Saint Helena Bay, buyers can purchase a 299-square-metre property 100 metres from the beach.
Rates and taxes are estimated at R800 and levies at R400.
The asking price? R699 000. The same as the average sale price in St Helena Bay, according to data from the Western Cape Deeds Registry.
In other coastal towns across South Africa, buyers can get oceanfront properties for less than R700 000.
But along the West Coast, these prices are rare because of demand.
Property prices have nearly tripled since 2017, when the average sale price was R250 000.
So, this could be the last chance for buyers to purchase prime real estate within a 2-minute walk from the water’s edge.
The town is 19 kilometres from Paternoster, where the average sale price is R2.6 million.
In St Helena Bay, buyers can still get vacant land within a development for R350 000.
That price is possible because of how many homes are on the market.
According to data from Private Property, there are 1 637 listings in St Helena Bay.
There have also been 547 sales since the start of the year.
This particular property is within an estate. Yet there aren’t any building deadlines or penalties.
Building plans, however, will need approval to maintain the Cape’s classic coastal architecture.
