Foreign Investment in Egyptian Real Estate Climbs 47 Percent

Translate

Foreign investment in Egypt’s real estate sector rose 47.4 percent year on year to USD 2.8 billion (EGP 150 billion) in the fiscal year ended June 2026, up from USD 1.9 billion (EGP 102 billion) in the previous fiscal year.

The increase of roughly USD 900 million (EGP 48 billion) comes from the latest balance of payments report issued by the Central Bank of Egypt.

Proceeds from the sale of companies and productive assets to non-residents recorded a net inflow of USD 433.2 million (EGP 23 billion) in fiscal 2025/2026, compared with about USD 399.8 million (EGP 21 billion) a year earlier.

Loans extended by parent companies for investment purposes, by contrast, recorded net repayments of USD 480.4 million (EGP 26 billion), up from USD 381.6 million (EGP 20 billion) in the previous fiscal year.

The rise in real estate investment coincides with a series of government measures to regulate the sector.

In May, the Ministry of Justice completed drafting a bill to regulate the ownership of built properties and vacant land by non-Egyptians.

Authorities have also moved to strengthen oversight of developers and ensure they meet their contractual obligations.

On 10 August, President Abdel Fattah el-Sisi directed the formation of a committee to inspect ongoing projects across Egypt’s governorates.

The committee is to verify compliance with delivery schedules and with the contracts signed with buyers, and to ensure that infrastructure works are completed. The president also called for accountability for developers found in violation.

The government is now preparing a broader legislative framework for real estate development, centered on a proposed law to establish the Egyptian Federation of Real Estate Developers.

The draft is expected to introduce a classification system for developers and to set rules governing the sale of units, the protection of buyers’ funds, and the handling of distressed projects.
