Connery's 'Bond Villa' in Nice price cut to €18.5M from €30M

On the French Riviera, few homes can claim a past quite as cinematic as Villa Le Roc Fleur. Perched above the Mediterranean in Nice, the Art Deco residence was once home to Sean Connery, the actor who made James Bond synonymous with a certain kind of effortless glamour.

Decades later, the six-level villa is back on the market, carrying both its Hollywood history and a significantly lower price, states the latest report by Mansion Global. The property is now asking €18.5 million (US$21.48 million), after previously appearing on the market for as much as €30 million.

A home with a 007 connection

Known locally as the James Bond House, Villa Le Roc Fleur became Connery's French Riviera base during the 1970s and 1980s.

He shared the residence with his wife, Micheline Roquebrune, during the years when his career was closely associated with the Bond franchise. The report also states that the house gained another connection to the character when it appeared in the 1983 film Never Say Never Again. The movie marked Connery's seventh and final appearance as the British secret agent, giving the property a place in Bond history as well as in the actor's personal story.

The villa stands at the foot of Mont Boron, overlooking the seafront and the Mediterranean. Its setting gives the property sweeping views while placing it within one of the French Riviera's most recognizable landscapes.

From €30 million to €18.5 million

The property has tested the market at several price points, including €30 million and €23.5 million. Its latest asking price was reduced to €18.5 million in May 2026 as the sellers sought to reposition the estate for renewed interest from international buyers, adds the Mansion Global report.The current owners have carried out extensive renovations, updating the interiors, finishes and technical infrastructure while expanding the home's wellness and leisure amenities. Despite the modernization, the renovation has retained many of the architectural elements that give the villa its period character.

Art Deco character meets modern luxury

Built in 1930, the main residence offers more than 10,000 square feet of living space spread across six levels.

Its interiors retain details associated with the home's original design, including mosaic inlays, wood paneling, wrought-iron banisters, decorative ceiling moldings and the original elevator cabin.The outdoor spaces are equally central to the property. Multiple terraces overlook the Mediterranean, while a rooftop deck includes a barbecue area designed for entertaining against the Riviera skyline.The leisure facilities bring the estate firmly into contemporary luxury territory.

There are indoor and outdoor swimming pools, a hammam, gym, spa and home theater, along with a wine cellar.

A private Riviera compound

Beyond the main house, the property includes a separate two-bedroom caretaker's apartment and a guest house of nearly 2,000 square feet. Together, the buildings create a private compound rather than simply a single residence. For prospective buyers, however, the most distinctive feature may remain the story attached to the address.
