The R200 000 properties for sale in the coveted Garden Route

Translate

As of October 2026, the average sale price in the Garden Route is R2.5 million.

Supply is also dropping. Between October 2025 and September 2026, supply dropped 18.05%.

That means ever fewer affordable properties are available.

Where to buy affordable property

Only a handful of properties are available in the R200 000 to R300 000 range in the Garden Route.

As of October 2026, buyers have two options: Heidelberg at the western end of the Garden Route and Haarlem at the eastern end.

Heidelberg, a town along the N2, sandwiched between Swellendam and Riversdale, has an average sale price of R1 million.

The average sale price in Haarlem is R600 000.

A listing published on 22 October shows buyers can get an acre in Haarlem for R218 000.

In Heidelberg, buyers can purchase a quarter acre for R275 000, which went on the market on 30 October.

Both have rates below R400.

Life in the Garden Route’s Small towns

Neither Haarlem nor Heidelberg get as much attention

Haarlem is more rural; a quiet town with many small holdings, an older population, and dirt roads.

Its position in the Garden Route is also disputed. Although it is in the Garden Route District Municipality, the closest town is Uniondale, which is considered part of the Klein Karoo.

The town is 92 kilometres north of Plettenberg Bay, a drive that takes 2 hours because there isn’t a direct route to the coastal town.

It’s also a 2-hour drive to St Francis Bay in the Eastern Cape, a straight drive along the N2.

To get supplies, residents take the 35-minute drive to Uniondale. However, that’s not a frequent trip as residents rely on their small holdings and community for everyday groceries (the perfect shield against the rising cost of living).

Heidelberg is more central.

It’s 274 kilometres (a 3-hour drive) from Cape Town in the Hessequa Local Municipality.

The nearest coastal town is Witsand, a 40-minute drive via the R322.

From Heidelberg, residents can explore the best of the Garden Route and the Overberg.

Swellendam is a 40-minute drive to the west, and George, Mossel Bay, and Knysna are all under a 3-hour drive.

While the town is quiet, nature lovers will have plenty to do.

Birdwatching and hiking trails are available at Grootvadersbosch Nature Reserve and the Boosmansbos Wilderness Area.

There’s also the 9-hole Heidelberg Golf Club, a local favourite.
