ABS-CBN main gate permanently closes amid studio consolidation

The main gate of the ABS-CBN Broadcasting Center along Sgt. Esguerra Avenue corner Mother Ignacia Street in Quezon City was permanently closed to motorists, employees and visitors at 6 a.m. on Sunday, August 16.

Kapamilya reporter Victoria Tulad confirmed this to the public as she documented her final entry through the gate in a video posted on her Facebook page.

“We will miss you, ABS-CBN Esguerra gate. The gate closes at 6 am today,” Tulad wrote at 5:55 AM.

In the video, Tulad drove toward the entrance and exchanged a farewell with one of the security guards stationed there.

“Bye sir,” Tulad said.

“Naglilipat na po kami,” the guard replied.

The closure means all vehicles entering the ABS-CBN compound will now use the Center Road gate beside the Eugenio Lopez Jr. (ELJ) Communications Center along Mother Ignacia Street.

The Esguerra Avenue entrance is the second entrance at the complex to be closed as ABS-CBN prepares to consolidate its operations at the ELJ Communications Center.

The main roll-up door of the still-operating Audience Entrance Building was closed in January. The changes are part of ABS-CBN’s transition following the sale of a major portion of its Quezon City property to Ayala Land Inc. for P6.24 billion.

Under the agreement announced in February 2025, ABS-CBN sold about 30,000 square meters of its 44,027-square-meter Quezon City property to Ayala Land, retaining around 1.4 hectares where the ELJ Communications Center and other facilities are located.

The property sale is part of ABS-CBN’s efforts to streamline its operations and reduce its debt. The company said proceeds from the sale would be used to partially prepay its bank loans.

The move comes as ABS-CBN struggles to regain its footing as a network after its television broadcast operations were halted amid the non-renewal of its congressional franchise in 2020.
