CELEBRATING DEVELOPMENT TO ENCOURAGE MORE
As Nigeria marks 66 years of nationhood, R.E.A.D launches its first and special edition with a national spotlight on His Excellency, President Bola Ahmed Tinubu, GCFR, highlighting housing, infrastructure, urban renewal and homeownership initiatives advanced across Nigeria under his administration.
This inaugural edition documents a period of significant activity in housing and infrastructure development, alongside major highway, road-rehabilitation and housing-finance initiatives across the country. The administration has continued to present infrastructure investment as part of its national development agenda.
Through this special spotlight, R.E.A.D recognises development not only to celebrate progress, but also to encourage greater collaboration, investment and continued development across Nigeria.

NATIONAL DEVELOPMENT SPOTLIGHT
Nigeria’s development landscape continues to evolve through housing delivery, infrastructure, urban renewal, land administration and housing finance. Under President Bola Ahmed Tinubu’s administration, the Federal Government has pursued these areas through the Renewed Hope housing programme, mortgage finance, public-private partnerships, land reform and infrastructure development.
Official reporting cited in the reviewed documents recorded 10,112 housing units under construction across 14 sites as of November 2024, alongside subsequent housing and finance initiatives. The evidence, however, distinguishes projects that are announced or under construction from those completed, handed over or occupied.
ABUJA: HOUSING & INFRASTRUCTURE
Abuja represents a major part of this development drive. The Karsana Renewed Hope City was launched as a large-scale housing development supported by roads, electricity, healthcare and educational facilities. Infrastructure investment has also extended into Abuja’s satellite communities through roads, drainage, water, electricity and other services necessary for sustainable urban expansion.
FROM FEDERAL POLICY TO STATE DEVELOPMENT
Development across Nigeria also reflects significant contributions from State Governments, private developers, financial institutions and development partners.
Among the documented examples, Enugu has combined extensive road development with the New Enugu Smart City and further housing expansion. Abia has pursued major road reconstruction and urban renewal, while Kaduna has recorded extensive road development alongside federal housing and transportation initiatives. Kano combines metropolitan renewal, housing and regional transport infrastructure.
Housing delivery has taken different forms across states. The evidence identifies 500 permanent homes built by Borno State in Monguno, 233 homes completed in Lagos through a state-private partnership, and 132 completed federal-programme homes acquired by Kwara State. Other states have projects at various stages, including construction, planning, land allocation and partnership development.

HOUSING FINANCE & HOMEOWNERSHIP
Housing finance has also expanded alongside physical development. The Mortgage and Real Estate Investment Fund (MREIF) recorded ₦131.67 billion in mortgage disbursements by Q2 2026, supporting 1,909 homebuyers through 22 participating institutions across 27 states. FMBN also reported increased housing financing and project lending during the period.
These financing initiatives are important because increasing housing supply must be accompanied by practical pathways that enable households to access and finance homes.
LAND, INFRASTRUCTURE & REAL ESTATE GROWTH
Housing development depends on more than buildings. Land documentation, roads, transportation, drainage, utilities and functioning institutions determine whether new residential and commercial areas can develop successfully.
Initiatives around land registration, documentation and titling, together with infrastructure investment, therefore form an important part of Nigeria’s wider real-estate environment.
DEVELOPMENT THROUGH COLLABORATION
Nigeria’s development story involves Federal and State Governments, housing agencies, developers, investors, lenders, professional bodies, contractors and communities. The evidence reviewed for the publication examined 131 development claims against 127 public sources, while distinguishing between projects that were announced, financed, under construction, completed or handed over.
The projects highlighted represent only part of the housing, infrastructure and real-estate activity taking place across Nigeria. Continued progress will depend on stronger partnerships, investment, transparent reporting and sustained implementation to translate more development plans into completed projects and lasting opportunities for Nigerians.

The development activities highlighted in this publication reflect the broad and interconnected nature of Nigeria’s housing, infrastructure and real estate sector. From housing construction and mortgage finance to major roads, urban renewal, land administration and emerging cities, meaningful development is achieved through the combined efforts of government institutions, private developers, investors, financial institutions, professionals and development partners.
As Nigeria continues its development journey, attention must extend beyond the announcement of projects to their effective implementation, completion, accessibility and long-term impact on communities. Stronger partnerships, sustainable investment and transparent reporting will remain essential to transforming development plans into tangible opportunities for Nigerians.
The projects and initiatives presented here represent only a selection of the wider development activity taking place across the country. There are many more completed, ongoing and emerging projects contributing to the transformation of communities, expansion of housing opportunities and improvement of critical infrastructure.
By recognising documented progress, the objective is not simply to celebrate what has already been achieved, but to encourage more development, greater investment, stronger collaboration and continued commitment to building a more connected, sustainable and prosperous Nigeria.
