The warning signs that could be putting potential buyers off your home

Translate

The familiar adage that first impressions matter is undeniably true when it comes to curb appeal and readying your home for the open market.

A spotless front door paired with immaculate window panes and frames demonstrates that the property has been attentively cared for – encouraging a potential buyer to step inside.

“As a homeowner, if you haven’t taken care of some of the simple things like windows and doors, and keeping the maintenance up to date; for a potential buyer, it’s about what other aspects have they not taken care of?” highlights Caroline Mills, head of brand for Safestyle, one of the UK’s biggest window and door manufacturers.

“And are there any other underlying issues that might potentially put them off from being that new buyer?”

She continues: “Today, there is an awful amount of focus and emphasis on house pride. So taking care of the little things, and some of those bigger things become easier to overcome.”

“And when you think about it from a windows and doors perspective, by simply doing some small maintenance jobs can actually save you a fortune in the long run – and keep your windows lasting longer, for many more years to come.”

Moreover, in a recent study conducted by Safestyle, Mills says the research really highlighted how windows and doors play a leading role in shaping buyer perceptions.

“But not only if they’re just a little bit dirty, but if they are slightly lacking in terms of maintenance,” says Mills, with more than 20 years of experience in the UK home-improvement industry.

To ensure your property looks well-maintained, here are some warning signs which could have a negative impact…

Condensation

“One of the biggest red flags is condensation between the glass panes,” she highlights. “So when your windows are misted or fogged up, that’s often a sign they’re deteriorating.

“If you’ve got cracked or damaged frames, particularly old timber windows, for example, you can sometimes see the frames themselves starting to rot and wear down.

“And this shows they’ve not been maintained with constant sanding down and repainting over the years.”

Damp and mould

Mills says other signs potential buyers look out for are things like damp and mould. “Surprisingly, a lot of damp and mould can be through poor installation of window and door fittings.

“So water ingress can start to seep in through any gaps between the actual window and your property wall; and that can create damp and mould around your home, which obviously has negative health impacts as well.”

Draughts

“Another telltale sign is draughts. Obviously, if you’ve got an area of the home where you can suddenly feel you’ve gone into a cold zone, this can be through poor installations.”

Typically, she says you can feel drafts if you hover your hand over the front of the window; or if you’ve got a sheer curtain, you’ll see it moving in a draught-related breeze.

Windows and doors which stick

Mills says it’s important to test every window and door to make sure they open, close, and lock without sticking or jamming.

Plus she says to look out for handles which might not work properly, or they might be missing a key.

“And the same goes for faulty locks. Another key thing buyers consider when buying a new house is changing the locks, so your front and back door.”

Safety and security is absolutely paramount when you move into a new home, she adds.

Maintenance and upkeep

Mills says it is wise to consider replacing windows and doors ahead of trying to selling your home: “Ultimately, it’s going to come down to the condition of the windows and doors in the first place.”

“My top tip is maintenance should always come first. So give them a good clean. Make sure they’re in good working order. If there are signs of clear failure, things like condensation between the glass panes, or if you’ve got frames that are damaged etc.

“Those red flag warnings, then I probably would suggest people consider replacement to help present the property more effectively. But always start with maintenance.”

Simple maintenance tips…

uPVC and aluminium frames: Wash regularly with warm, soapy water and a soft cloth, avoiding abrasive cleaners that can scratch or dull the surface. Mills suggests oiling hinges, handles, and other moving parts once a year with a light machine oil to keep them operating smoothly.

Timber frames: These should be inspected regularly and any blistering, cracking or flaking paint repaired promptly, she advises. Redecoration may be required periodically depending on the age of the coating, exposure to the elements and overall condition of the frame.

Glass and glazing: Clean glass inside and out to remove grime, water marks, and streaks. If condensation appears between double-glazed panes, Mills warns this may point to a failed seal and might warrant professional attention.

Seals and draught-proofing: Check rubber seals and weather strips around both windows and doors for signs of cracking, shrinkage, or wear. Replacing degraded seals is a straightforward, low-cost fix that can noticeably improve energy efficiency and reduce draughts, underlines Mills.

Locks and handles: She says to test all locks, latches, and handles to ensure they operate smoothly. Stiff or loose mechanisms can often be resolved with a light application of lubricant. If hardware is visibly worn or damaged, replacing it is an affordable way to smarten up the appearance – and reassure buyers on security.

Door frames and thresholds: Inspect door frames for any signs of warping, damp, or damage around the edges, advises Mills. Ensure the door closes flush against the frame without sticking or gaps, and says to check thresholds are intact to prevent draughts and water ingress.
