Sonu Sood’s commercial property is located in Versova’s Aram Nagar

According to reports, the leased commercial unit is situated in Aram Nagar, a neighbourhood in Mumbai’s western suburbs. Versova has emerged as a prominent residential and commercial destination, offering connectivity to several parts of the city.

Its proximity to film studios, production houses and entertainment professionals also makes it a significant location for those working in the industry.According to Bollywood Hungama, the rental agreement includes a provision for annual increases in the monthly rent over its five-year term. The property is expected to generate a monthly rental income of Rs 5 lakh during the first year. The monthly rent will subsequently increase to Rs 5.40 lakh in the second year and Rs 5.83 lakh in the third year.

The amount is scheduled to rise further to Rs 6.29 lakh in the fourth year, before reaching Rs 6.80 lakh in the fifth year.

Agreement includes an annual rent escalation of around 8%

The rental arrangement follows a graded escalation structure, with the monthly payment increasing by approximately 8% each year. This allows the rental income to grow progressively over the duration of the agreement rather than remain fixed for the entire five-year period. The total rental value of the agreement is reportedly estimated at Rs 3.52 crore.

The documents also mention a security deposit of Rs 32 lakh, outlining another key financial component of the transaction. With the scheduled increases, the monthly rent will rise from Rs 5 lakh in the first year to Rs 6.80 lakh in the final year. The arrangement provides for incremental rental payments throughout the lease period.

Stamp duty and registration charges for the rental agreement

The property registration documents also detail the statutory charges associated with the transaction.

The agreement reportedly involved a stamp duty payment of Rs 93,000, while the registration fee was Rs 1,000.The registered agreement records the rental structure, security deposit and applicable charges for the five-year lease. The transaction adds to the reported commercial property activity in Mumbai’s western suburbs, an area that continues to attract businesses and professionals from the entertainment industry.
