Every year, fewer properties enter the market that offer buyers a bargain.

Along the West Coast, where the average sale price for land is R600 000, buyers can get land for 75% less in one seaside town.

This could be your last chance to pick up an affordable plot in a West Coast seaside town.

Saldanha, a playground for beach lovers, has land for sale starting at R140 000 in Saldanha Heights.

Land in this part of Saldanha typically sells for between R400 000 and R500 000.

But three listings on modest 256-square-metre plots are below R200 000.

The only other areas in the West Coast with property below R200 000 are Graafwater and Klawer, neither of which are on the coast.

Buying Property in Saldanha Heights

Before buyers make a beeline to their bank to snap up this bargain, they should consider the additional costs.

Buyers have to prepare for a steep (pun intended) increase in building costs.

Most land in the area is sloped.

Building on stilts also won’t be possible, since the plot falls within an estate and residents must send their designs to the estate for approval.

But the slope has its perks.
