Coastal town where you can buy acres of land for R200 000

South Africa’s coast is vast. Yet living by the coast is still considered a luxury.

Often, buyers think they’ll need millions.

But you can get on the property ladder on South Africa’s coast for as little as R200 000.

In one coastal town, you can get acres of land for next to nothing. But is it worth it?

The Coastal Town where Land is Affordable

Hibberdene on KwaZulu-Natal’s south coast is the town where you can get affordable land. Large portions of Hibberdene are unspoiled and still undeveloped.

According to a listing on Property24, one real estate agent is selling 18 parcels in a development for R200 000.

However, the 1.9 hectares (4.6 acres) comes with conditions.

The buyer only has rights to develop the plots until 2038.

The development, made up of timber-frame homes, is 1.3 kilometres from the beach.

Rates and levies total R3 244 a month.

Buyers will likely have to pay this on each lot they buy, a R58 392 monthly expense for 18 plots.

Other properties in Hibberdene don’t have these conditions and don’t come with these kind of rates and levies.

The starting price for a 976-square-metre plot is R150 000.

A 1 693-square-metre plot in Catalina Bay goes for R180 000. Rates are more reasonable at R100 a month.

Value along KwaZulu-Natal’s South Coast

The rest of KwaZulu-Natal’s south coast still has some affordable land.

Prices along the South Coast

Although coastal buyers want the sweet salty scent of the sea, they also want access to amenities, city amenities.

Location is important.

Beyond views, South Africans care about roads, services, safety, and community.

The Western Cape has long been considered the go-to province for coastal living.

The Garden Route, Cape Town, and now the West Coast stand out as the biggest winners.

Each of these areas offers buyers amenities and safety.

However, prices have been steadily rising for years as demand increases.

Currently, getting a plot of land within 100 kilometres of a major Western Cape town will set you back at least R300 000.

Some buyers are shifting focus to other coastal provinces and considering getting in on the ground floor.

KwaZulu-Natal is one such option.

But market values don’t always reap positive returns for buyers.

In Hibberdene, prices dropped 20% in four years.

There are also gems in the Eastern Cape, Western Cape, and Northern Cape where buyers can get land for between R200 000 and R300 000 minutes from the beach.

Areas like Quigney in the Eastern Cape or Lambert’s Bay in the Western Cape are such areas.

Quigney’s average home price in 2024 reached R595 000 according to Property24.

By 2025, it was R850 000, a 43% increase.

As of 2026, those gains are being lost.

To date, the average home price in the region is R650 000.

Although you can find a home in Lambert’s Bay for less than R600 000, the town’s average price as of 2026 is R1.3 million.

This is a 56% rise from the average 2025 price of R850 000.

These kinds of price increases make the area out of reach for many.
