The KwaZulu-Natal (KZN) North Coast is increasingly becoming more than a destination for holidaymakers and retirees, with younger families also making the move to the region.

From secure estates to established coastal suburbs, several areas are attracting buyers looking for a combination of affordability, security and family-friendly amenities.

According to new data from property experts, the KZN North Coast has seen sustained residential demand since Covid, with buyers increasingly drawn to developments that offer more than simply a home.

Palm Lakes

Palm Lakes remains one of the more accessible entry points into secure estate living on the KZN North Coast.

The estate is particularly popular with first-time estate buyers and young families, offering an alternative to the higher prices found in some of the region’s premium developments.

Property opportunities in Palm Lakes and similar estates can start from around R700 000 to R1.5 million, making it one of the areas worth considering for younger buyers entering the coastal property market.

For families, the appeal is also tied to security and the estate lifestyle, while its location provides access to the wider Ballito area and its schools, shopping and amenities.

Zululami

Zululami is another development attracting younger families, particularly buyers looking for modern coastal living.

Pam Golding Properties says the estate is particularly popular among younger families and investors, with its combination of lifestyle amenities, security and coastal location helping to drive demand.

Vacant land in Zululami generally ranges from around R2 million to R6 million or more, depending on the location and attributes of the site.

The development also caters to buyers at different stages of life, with its Coral Cove offering attracting retirees and downsizers, while larger homes and plots appeal to families.

Lalela

Lalela is also highlighted as an attractive option for younger families looking for secure estate living.

Its appeal reflects a broader trend across the KZN North Coast, where buyers are increasingly prioritising access-controlled communities and lifestyle facilities alongside the property itself.

For families, these developments offer the convenience of having amenities and recreational opportunities within or close to the estate, while still providing access to the wider North Coast’s schools, retail centres and transport routes.

Sheffield Beach

For buyers who want a coastal lifestyle without necessarily opting for a large estate, selected parts of Sheffield Beach are also attracting younger families.

The area offers a mix of residential properties and coastal living, while its proximity to Ballito provides access to established shopping, schools and other services.

Sheffield Beach is also part of the broader development corridor stretching north from Ballito, with growing investment in infrastructure and amenities helping to strengthen the appeal of the area.

Ballito

Ballito has perhaps undergone the biggest transformation, shifting from being primarily a holiday destination to a market catering to permanent family living, lifestyle buyers and property investors.

Around 45% of residential purchases in the greater Ballito area are made by local buyers, according to Pam Golding Properties, challenging the perception that the market is being driven mainly by buyers moving from Gauteng and other inland provinces.

For younger families, the attraction is relatively straightforward: established schools, shopping centres, healthcare, restaurants, recreational facilities and major transport routes are all within reach.

The strongest demand across many North Coast estates is currently concentrated in the R3 million to R8 million range, although more accessible options are available at the lower end of the market.
